When we lease a unit to a new tenant, the standard term is one year. If a new tenant signs a one year lease, but then breaks the lease and leaves, we will market the property to find a new tenant and waive the new lease fees. 

At Carr Property Management, we screen all prospective tenants as thoroughly as possible. We verify income with pay stubs, check credit reports to determine credit worthiness, and collect referrals from previous landlords where possible. Unfortunately, even with all of this screening, evictions are a part of renting properties. With our eviction guarantee, in the event that a tenant needs to be evicted, Carr Properties will cover the legal fees associated with the eviction up to $1,000.

Pets are becoming more and more popular, especially with younger renters. While Service Animals and documented Emotional Support Animals are always permitted in apartments, many property owners allow pets in order to increase the pool of potential renters. If you decide to allow pets in your units, we work hard to screen the pets and ensure they do not damage your property. With our Pet Damage Guarantee, if we screen and approve pet that causes damage in your property, we will repair this damage at our own expense up to $1,000.

How Do You Protect My Property?

How Do You Find Tenants?

We find tenants by marketing your property in a number of places. This includes listing it on our own website, websites like Zillow and Apartments.com, as well other places where prospective tenants are searching for an apartment including social media sites like Facebook Marketplace. 

How Do You Screen Tenants?

Selecting good tenants is critical to long term success of any rental property. When screening tenants, we use strict identification, income, and credit verification to ensure the prospective tenant is who they say they are, can afford the rental, and has a history of paying their bills. 

Should I Allow Pets?

Most of the time, yes.

Pets are becoming more and more popular, especially with younger renters. Allowing properly screened pets can significantly increase the pool of prospective tenants, leading to a higher occupancy rate and more money in the long term. 

As part of our pet screening process, we require renters insurance to cover the pet, and also offer a Pet Damage Guarantee where we cover damage from pets beyond the security deposit up to $1,000 for a pet that we approve. 

When Do I Get Paid?

All payments are sent within 10 days of rent collection. This accommodates all bank clearance periods and prevents any issues with reversals. 

What Does The Management Fee Cover?

Our management fees cover all of the day-to-day operations of taking care of your property, as well as periodic inspections. This includes all rent collection, tenant communication, routine maintenance, accounting, and more. Check out our pricing for more. 

Are There Any Hidden Fees?

No, at Carr Property Management we believe in price transparency. 

Who Gets The Late Fees?

In order to keep our management fees as low as possible, we keep the late fees. Collecting late rent can lead to a good deal of additional tenant communication, property visits, serving legal notices, etc. We want to charge the person who created the issue ( the tenant ) and not our property owners for the additional work, so we retain the late fee to cover these costs.
